How we work
Marketing sells the house. Diligence gets it to the closing table. We do both, in that order.
A two-family off Sutphin Boulevard and a detached colonial in Jamaica Hills share a ZIP code and nothing else. Every valuation we produce is built from closed sales on and around your specific block, adjusted for legal unit count, lot, condition and transit access — and we put the reasoning in writing so you can check it.
Certificate of Occupancy, DOB permit history, open violations, FEMA flood designation. These are the items that surface at the buyer's lender four weeks into a contract and stall or kill the deal. We resolve them before launch, when they are still cheap to fix.
Documented rents, not asking rents. A full expense line including taxes, insurance, water, maintenance and vacancy. Financing modelled on the terms actually available to you. If a building does not work, we will tell you that before you spend money on due diligence.
Clients weighing Cambria Heights against Elmont, or Rosedale against Valley Stream, deserve a comparison rather than a pitch. Because we are active in South East Queens, Nassau, Brooklyn and southern Westchester, we can put the real carrying costs side by side and let you decide.
Mobile signings
Most real estate paperwork fails on logistics, not on willingness. A seller who works nights, an investor whose day is on site, a family with nobody to watch the kids — the appointment gets pushed a week, then another. So we removed the appointment. We drive to you.

Where we work
Our office is in Valley Stream and the Queens border is a few blocks west, so we work both sides of it every week — and from there out across Long Island and all five boroughs. Each area has its own page with local market notes, the official records that matter there, and answers to the questions we actually get asked.

Jortevsky Real Estate Firm works from an office in Valley Stream, NY. Our core markets are western Nassau County and South East Queens — Jamaica, St. Albans, Laurelton, Rosedale, Springfield Gardens, Cambria Heights, Queens Village, Hollis, Jamaica Estates and Far Rockaway — and we also serve Suffolk County and all five New York City boroughs: Brooklyn, The Bronx, Staten Island, Manhattan and the rest of Queens, plus southern Westchester.
Yes. Jortevsky Real Estate Firm handles residential sales, buyer representation, seller representation and listing marketing, multi-family and investment sales, rentals and leasing, property management, and commercial and mixed-use property. That means a client who buys a two-family with us can have us manage it afterward and sell it years later without changing firms.
Jortevsky Real Estate Firm prepares a free written comparative market analysis for any homeowner in our service area, with no obligation to list. We price from closed sales on and around your block, adjusted for legal unit count, lot size, condition, Certificate of Occupancy status, flood designation and transit access. Call (516) 668-6031 or request a valuation online.
Yes, and they are a large share of our business. We work with SONYMA financing, the NYC HomeFirst Down Payment Assistance program and lender-specific first-time buyer products, and we take buyers through pre-approval, search, offer, inspection and closing step by step.
South East Queens has an unusual concentration of one- to three-family houses with driveways and yards, a large stock of legal two-family homes that lets owner-occupants use rental income toward qualifying, direct LIRR service on the Far Rockaway and Hempstead branches, and — in parts of Rosedale and the Rockaways — FEMA flood designations that materially affect cost. All four factors change how a property should be priced.
Call or text (516) 668-6031, email jortevskyrealty@gmail.com, or use the contact form on this site. Our office is at 5 Sunrise Plaza, Suite 201, Valley Stream, NY 11580. Consultations are free and carry no obligation, and you will speak with a licensed agent rather than a call centre.
A conversation costs nothing and you will leave it knowing what your home is worth and what the market is actually doing on your block.
