How the engagement runs

The number, in writing
Before anything else you get a written analysis: closed comparables, the adjustments we made, and the price range we can defend to an appraiser. If our number is lower than you hoped, you will hear why rather than hearing what you want to hear.

Fix the file, not just the house
We review the Certificate of Occupancy, open permits and violations before launch. These are the items that surface at the buyer's lender and stall closings, and they are far cheaper to resolve before a contract than during one.

Present it properly
Professional photography and floor plans on every listing, video where the price band supports it. Buyers begin their search on a screen; a listing that photographs poorly loses them before they ever consider a showing.

Launch wide
RLS, StreetEasy, Zillow, Realtor.com and Redfin simultaneously, plus direct outreach to our buyer list and to the agents currently working your neighborhood.
- Step 05
Report and adjust
Weekly written reporting on traffic, showings and feedback. If the market is telling us something, you will hear it in week two with a recommendation, not in month three with an apology.

Are online home value estimates accurate in Queens?
Generally no. Automated estimates work from ZIP-level data and public records that frequently misstate legal unit count, condition and lot particulars — all of which vary sharply block to block in South East Queens. Jortevsky Real Estate Firm has seen automated estimates miss by well over ten percent in both directions on the same street.
What is a Certificate of Occupancy and why does it matter when selling?
The Certificate of Occupancy is the New York City record of a building's legal use and unit count. If it says one family and the house is being marketed as two, the buyer's lender will typically refuse to finance it as a two-family — which is the single most common reason a South East Queens deal collapses in contract. Should I list my home before or after making repairs?
It depends entirely on which repairs. Jortevsky Real Estate Firm walks the property first and gives you a costed list of what returns more than it costs — typically paint, lighting, decluttering and targeted fixes — and what does not. Waiting on a full renovation usually costs more in carrying time than it adds in price.
Do you charge for photography and marketing?
No. Professional photography, floor plans, syndication and marketing are included in the commission agreed at listing. Jortevsky Real Estate Firm does not bill sellers separately for listing preparation or marketing materials.
