What we do
Full service, in the literal sense.
Jortevsky Real Estate Firm is a full-service brokerage offering residential home sales, buyer representation, seller representation and listing marketing, multi-family and investment sales, rentals and leasing, property management, and commercial and mixed-use real estate across South East Queens and the greater New York City metro area.
Residential Home Sales
Most homes in South East Queens are mispriced at launch, and the cost of that shows up three months later as a stale listing and a reduction. We price from what has actually closed on and around your block, adjusted for the things that genuinely move value here — legal unit count, lot size, condition, Certificate of Occupancy status, flood designation and transit proximity — and then we prepare and market the property to match the number..
02Buyer Representation
The listing agent works for the seller. A buyer without their own representation is negotiating against a professional while relying on that professional for advice — which is how people end up overpaying for a house with an unresolved Certificate of Occupancy problem.
03Seller Representation & Listing Marketing
A listing gets one launch. The first two weeks produce the most qualified buyer traffic it will ever see, and a property that goes live overpriced, badly photographed or with an unresolved permit problem spends that window burning credibility it cannot get back.
04Multi-Family & Investment Sales
Small multi-family in Queens is sold on optimism more often than on arithmetic. Advertised rents that no tenant is paying, an expense line missing insurance and vacancy, a unit count the Certificate of Occupancy does not support — each of those is common, and each of them turns a good-looking deal into a bad one.
05Rentals & Leasing
A rental goes wrong at the screening stage or it does not go wrong at all. For owners, the cost of placing the wrong tenant in a New York City apartment is measured in months, not dollars.
06Property Management
Small residential portfolios in New York City fail on compliance and turnover, not on rent. Missed annual filings turn into violations, a slow turnover costs a month's rent, and deferred maintenance compounds into capital expenditure.
07Foreclosure & Pre-Foreclosure Assistance
The worst outcome in a foreclosure is not selling the house. It is doing nothing until the options run out.
08Short Sale Representation
Short sales fail on paperwork and patience far more often than on price. The lender is not a party you negotiate with across a table; it is a department with a file, and the file either has what it needs or it sits.
09Cash Offers — We Buy Homes Cash
A cash offer buys you speed and certainty, and it costs you something for them. Any company telling you otherwise is not being straight with you.
10Hard Money & Investor Financing
Hard money is expensive on purpose. It exists because some deals cannot wait ninety days for conventional underwriting, and because some properties will not appraise conventionally until the work is done.
11Commercial & Mixed-Use
Commercial property in South East Queens is a corridor business. Foot traffic, bus routes, parking, the zoning district and what the neighbouring tenants are doing determine whether a storefront works — and none of that shows up in a listing photograph.
The point of it
One firm for the whole life of a property.
Buy the building with us, let us place the tenants and manage it, and sell it a decade later without ever having to explain the property to somebody new. That institutional memory is worth real money at the sale.

Questions about working with us
What services does Jortevsky Real Estate Firm offer?
Jortevsky Real Estate Firm offers residential home sales, buyer representation, seller representation and listing marketing, multi-family and investment sales, rentals and leasing, property management, and commercial and mixed-use real estate — all across South East Queens and the wider NYC metro area.
Can one firm really handle buying, renting, managing and selling?
That is precisely the argument for a full-service brokerage. A client who buys a two-family in Springfield Gardens with us can have us place the tenants, manage the building, and sell it a decade later without ever explaining the property to somebody new. The institutional memory is worth real money at the sale.
How much does Jortevsky Real Estate Firm charge?
Fees are agreed in writing before any engagement begins — commission for sales, a percentage of collected rent for management, and stated leasing fees for rentals. Jortevsky Real Estate Firm does not bill separately for listing preparation, photography or marketing, and we do not mark up contractor invoices on managed property.
Do you represent both buyers and sellers?
Yes, on different transactions. Buyers who engage us get exclusive buyer representation, including the advice to walk away from a property we would earn a commission on. Where a potential conflict arises on a specific transaction we disclose it in writing under New York agency rules before proceeding.
Let's talk about your property.
A conversation costs nothing and you will leave it knowing what your home is worth and what the market is actually doing on your block.
