Jortevsky Real Estate Firm was built around a specific frustration: watching homeowners on both sides of the Queens–Nassau line take advice from people who had never worked the neighborhood. An agent who prices a St. Albans Tudor off a borough-wide average, or markets a Springfield Gardens house as a two-family without reading the Certificate of Occupancy, is not being careless once. They are being careless in a way that costs the client tens of thousands of dollars and, often, the deal itself.

So we built the firm the other way round. We work a defined territory intensively — Valley Stream, where our office sits, and the ten neighborhoods of South East Queens a few minutes west across the city line, then the metro markets our clients actually move between — and we do the unglamorous checks before a property goes to market rather than after a contract is signed. The Certificate of Occupancy. The permit and violation history. The flood map for the parcel, not the neighborhood. The school district boundary for the address, not the ZIP code. The rent roll against the leases.

That work is not visible in a listing photograph. It shows up as deals that close on schedule, sellers who are not renegotiating in week five, and buyers who know what they are buying before they commit. It is also why we are a full-service firm rather than a sales-only one: a client who buys an investment property with us can have us manage it, and sell it a decade later, without ever having to explain the building to somebody new.
