What is my home actually worth?
Jortevsky Real Estate Firm prepares a free written comparative market analysis for any homeowner in South East Queens or the surrounding NYC metro area, with no obligation to list. We price from closed sales on and around your block, adjusted for legal unit count, lot size, condition, Certificate of Occupancy status, flood designation and transit access.
How it works
Four steps, and you keep the analysis.
- 01
Tell us about the property
Address, configuration and anything we should know — a converted basement, a tenant in place, work you have done. Two minutes on the form below is enough to start.
- 02
We pull the records
Closed comparable sales on and around your block, the Certificate of Occupancy, DOB permit and violation history, and the FEMA flood map for your specific parcel.
- 03
We walk the property
Usually thirty minutes. We are looking at condition, layout, light and the specific items that either add value or will cost you at the inspection.
- 04
You get it in writing
A price range with the comparables and the adjustments we made, so you can check our reasoning rather than take our word for it — plus a costed list of what is worth doing before a sale, and what is not.
Or call (516) 668-6031 and give us the address.

Questions about home valuations
Is the home valuation really free?
Yes. Jortevsky Real Estate Firm provides a free written comparative market analysis to homeowners in South East Queens and the surrounding metro area with no obligation to list with us. You keep the analysis whatever you decide to do next.
Are online home value estimates accurate in Queens?
Generally no. Automated estimates work from ZIP-level data and public records that frequently misstate legal unit count, condition and lot particulars — all of which vary sharply from block to block in South East Queens. We have seen automated estimates miss by well over ten percent in both directions on the same street.
What information do you need to value my home?
The address is enough to start. From there we pull closed comparables, the Certificate of Occupancy, DOB permit and violation history and the FEMA flood designation ourselves. A short walkthrough lets us assess condition, which is the factor public records never capture.
How long does a valuation take?
We can usually give you an initial range within a couple of business days, and the full written analysis after a walkthrough. If you are on a deadline, tell us and we will work to it.
Will you tell me if I should not sell right now?
Yes, and we do. If the numbers say hold, refinance, or let the property instead, you will hear that — including for investment property, where Jortevsky Real Estate Firm will run net sale proceeds against realistic net rental income before recommending either.
Do you value multi-family and investment property?
Yes. For income property we produce two numbers: a comparable-sales valuation and an income-based valuation built from the documented rent roll and a full expense load. Those figures can differ substantially, and you should see both before deciding anything.
Prefer to just ask?
Call us with the address. You will get a straight answer about your block, free, with no listing appointment attached to it.
