This website is operated by Jortevsky Real Estate Firm, LLC, trading as Jortevsky Real Estate Firm, a real estate broker licensed in the State of New York. By using it you accept these terms. If you do not accept them, do not use the site.

Browsing this site, reading a neighborhood page, or sending a message through the contact form does not create an agency, brokerage or fiduciary relationship between you and Jortevsky Real Estate Firm, and does not make us your agent.

A brokerage relationship begins only when it is agreed in writing. Before that point we owe you honesty and fair dealing, but not the duties a broker owes a client. New York requires that we give you the State agency disclosure form at first substantive contact, and explain the difference, before you decide anything.

Property details, prices, availability, taxes, square footage, lot dimensions, legal unit counts, rent rolls, flood designations and school district information on this site are gathered from sources including public records, multiple listing services and owners. They are deemed reliable but not guaranteed, they change without notice, and they must be independently verified before you rely on them for any decision.

• Nothing on this site is an offer to sell or a solicitation of an offer to buy any property, or an offer of any particular price or term.
• A property described here may already be under contract, sold, withdrawn or re-priced.
• Photographs, floor plans and renderings are illustrative. Where an image is a rendering rather than a photograph of the actual property, it is labelled as one.
• Verify legal unit count against the Certificate of Occupancy, and verify taxes, flood designation and school district with the relevant authority — not with a listing description, ours included.

Any valuation, comparative market analysis, price range or estimate we provide is an opinion of value prepared by a licensed real estate broker for marketing purposes. It is not an appraisal, it is not prepared by a licensed appraiser under USPAP, and it may not be used in place of one where an appraisal is required. Lenders, courts, and tax and estate matters generally require an appraisal.

We are a real estate brokerage. Nothing on this site is legal advice, tax advice, accounting advice, investment advice or mortgage advice, and no page should be treated as a substitute for a professional retained by you.

• Foreclosure and short sales. Our pages on these subjects describe how we work as a brokerage. They are not legal advice, they do not promise any outcome with a lender, and they do not promise that a deficiency will be waived or that your credit or taxes will be affected in any particular way. Retain a foreclosure defense attorney and a tax professional. HUD-approved housing counseling is available free of charge.
• Hard money and lending introductions. Jortevsky Real Estate Firm is not a lender and not a licensed mortgage broker. We make introductions to lenders and nothing more. We do not originate, broker, negotiate or place mortgage loans, and we do not take a fee from you for an introduction. Loan terms are between you and the lender.
• Cash offers. Where Jortevsky Real Estate Firm or an affiliated party offers to purchase your property, we are acting as a principal, not as your agent, and that will be disclosed to you in writing as New York requires. You will also receive a written estimate of what the property would be expected to net on the open market, so you can compare.

Where listing content is supplied by a multiple listing service, it remains subject to that MLS’s rules and copyright. If you believe something on this site infringes your copyright, tell us at jortevskyrealty@gmail.com and we will review it promptly.

Where we link to an external site — a government record, a housing agency, a lender — we do not control it and we are not responsible for its content, accuracy or privacy practices. A link is not an endorsement.

We may change, suspend or withdraw any part of this site at any time, and we do not promise it will always be available or error-free. We may update these terms; the effective date at the top of the page shows when they last changed, and continuing to use the site means you accept the current version.

To the fullest extent permitted by law, Jortevsky Real Estate Firm, LLC is not liable for any indirect, incidental or consequential loss arising from your use of this website or from reliance on information published on it.

Nothing in these terms limits any liability that cannot lawfully be limited, or any duty we owe you under New York real estate licence law once a brokerage relationship exists between us. Those duties are not disclaimed here and cannot be.

These terms are governed by the laws of the State of New York, and the state and federal courts sitting in New York have jurisdiction over any dispute arising from them.
