    Onboarding

    We review your leases, rent roll, C of O, open violations and outstanding filings, and give you a written list of anything that needs resolving before it becomes expensive.

  2. Step 02

    Day-to-day operation

    Rent collection, arrears follow-up, maintenance intake and dispatch to vetted contractors, and tenant communication. You stop being the phone number on the fridge.

  3. Step 03

    Compliance

    We track the annual and periodic filings that apply to your building and keep violations from accruing. Compliance failures are the most avoidable cost in small New York residential ownership.

  4. Step 04

    Turnover

    When a unit comes up we manage make-ready, re-price it against current leased comparables, re-list it and re-let it. Speed here is worth more than most owners realise.

  5. Step 05

    Reporting

    Monthly statements, annual summaries formatted for your accountant, and a periodic view on what the building is currently worth if you were to sell.

What does property management cost?

Management fees are quoted as a percentage of collected rent and agreed in writing before we take a building on, with leasing and turnover fees stated separately and up front. Do you manage one- and two-family houses, or only larger buildings?

One- to four-family houses and small buildings are exactly what we manage. This is the stock that most large management companies handle poorly because it does not fit their systems, and it is the core of the South East Queens market.

How do you handle maintenance and repairs?

We take maintenance intake around the clock and dispatch from a vetted contractor bench, with an owner approval threshold agreed at onboarding so routine items are handled immediately and larger work comes to you first. Contractor invoices are passed through without markup.

What happens if a tenant stops paying rent?

We follow up on arrears immediately and document everything from the first missed payment, because New York's process rewards owners whose records are complete and punishes those whose are not. If the matter needs to escalate we coordinate with your attorney and keep the file in order.

Can you manage a property I bought through another brokerage?

Yes. Jortevsky Real Estate Firm takes on management for buildings we did not sell. We start with a review of leases, rent roll, Certificate of Occupancy, open violations and outstanding filings so you know exactly what you own before we begin.
